Are there examples with title blocks and how do I copy them as a "template"?

I tried to copy the title blocks from the "examples"  folder which contains some sample drawings with title blocks.

When I open the sample drawings I get a drawing that is "read only"

I then save it  as type : Drawing Template (*.dwt).

Then I open a new drawing by using that template.

I get the entire drawing and title block. I try to erase the drawings or geometry but I can not.

Soooo  how do I get only the title block?

Also would I get "user preferences" that were in the sample drawing? Such as line styles, layers, units, formats? If so how do I reset them.
