EPDM Part and Assembly Templates breaking link to Custom Property file(s)

In the process of setting up our Vault (current test environment).

We have our standard Part/Assembly/Drawing Templates, (.prtdot, .asmdot, and .drwdot, respectively).

Each of these use the Custom Property Panel.

All of these use the Custom Property files.

Originally created for shared network use.

Migrated into EPDM without issue.

Templates using standard SolidWorks New Dialog works great inside EPDM.

All part information Carries over to our Assemblies and Drawings seamlessly (when users populate properly), outside and inside the vault.

I created EPDM templates for our parts and assemblies (with .sldprt and .sldasm, respectively, and as is instructed standard procedure) to interact with the Right Click NEW dialog. Works almost perfectly.

Creates new.

Problem:

  1. Upon further investigation, In SW,the Custom Property Pane says that the custom property  (.prtprp, .asmprp, respectively) file can not be found in the file location specified (paraphrased).
  2. Additionally, after having created and opened A new file made by the EPDM template (even just once), if I create a new file from the SolidWorks New Dialog (in SolidWorks) using the previously migrated templates, the Custom Property Pane says that the custom property  (.prtprp, .asmprp, respectively) file can not be found in the file location specified (paraphrased), as well.
    1. I have to reopen the template in SW (by dragging onto the SW screen) in order for the program to re-acknowledge the link.

Is anyone else having this problem?
